Responding to a studio

Step 1 Registering

To be able to respond to available studios, you must register first. After registering, you can respond to available studios right away. During your registration, you can select your location(s) of preference and opt-in to receive email notifications when a studio matching your preferences becomes available. You have the flexibility to adjust your preferences of your seeker profile at any time.

At Amsterdam Amstel, Amsterdam Zuidas, Amsterdam NDSM, and Leiden, responding to a studio means that you'll enter an automated draw. Our goal is to offer equal chances for everyone. 

Important:

  • If you're entering with multiple email addresses to increase your chances of getting your studio, all of your accounts will be removed from our system automatically. 
  • You must be 16 years of age or older to stay at Student Experience, provided you have permission from a parent or guardian to enter into the contract. From the age of 18, you can enter into a contract by yourself. Study conditions vary by location.

Step 2 Responding to a studio

After registering, you can respond to available studios right away! The studio advertisement contains more information about the studio and the deadline for responding.  

You can respond to multiple available studios to increase your chances. After responding to a studio, you can find it under 'my response overview' in the service portal. 

Once the deadline is over, the studio will disappear from your response overview. You can respond to multiple available studios at the same time. 

Studio availability depends on how many contracts end each month, so it can vary, and we can never guarantee the exact number. We recommend turning on notifications in your account to stay up to date.
 

Step 3 Automated draw

When the response deadline has expired, a candidate will be selected using automated draw. You will receive a confirmation by email within a few working days if (and only when) you've been selected via the draw.

Step 4 Introduction and accepting your studio

We will notify you if you've been selected by the automated draw. You're required to plan an introductory meeting within 48 hours after receiving the message. During this period, you need to upload your proof of enrollment, and you can review your contract and floor plan in the service portal. 

The introductory meeting takes place on-site, via FaceTime, or by phone with the duty manager and takes approximately 30 minutes.  

During the introductory meeting... 

  • we check for proof of enrollment at an educational institution; 
  • we explain what we expect from residents and what you can expect from us; 
  • you can view the complex and its facilities; 
  • you have time to ask questions. 

After the introductory meeting you have 24 hours to accept or decline the studio online. If you don't take any action within 24 hours, your reservation will automatically be canceled. 

Step 5 Signing the contract digitally

You can sign the contract digitally via your service portal, after which you can make your first payment. Then, you can plan the check-in to get the keys to your brand-new home!

The first payment consists of:

  • The rent for the remaining days of the month in which the lease commences. Does the contract start at the end of the month? Then, the rent for the next month is also included in the first payment;
  • The deposit of € 800 or € 1100, depending on your studio type.

Step 6 Planning your check-in

All that's left to do is check in! After completing your first payment, you can schedule your own check-in appointment via the service portal.

You're welcome between Monday and Friday, from the first day of your contract. The duty manager will welcome you at the reception, walk you to and through your studio, and hand over the keys to your studio. Please bring your identification documents (Passport/ID/driver's license) to the check-in. 

Do you want to check in later than the contract's start date? No problem! You can schedule your check-in appointment for a date that works best for you. Please note that you are still responsible for the rent from the start date mentioned in your contract.

Upon first entering your studio, check if everything is in order. If you have any questions or remarks, the duty manager will be happy to answer them.

Terminating contract

Step 1 Terminating your contract

You may terminate your contract on any day of the month. The notice period is at least 1 month
 
You can terminate your contract in the service portal. 

Step 2 Offering items for purchase

If you want to offer your items for purchase to the new tenant, you can indicate this when terminating your contract. Your contact details will be shared with them, and if they're interested, they can contact you. Alternatively, you can sell your items via the WhatsApp group of your location.

Important:

  • Please check if your contact details are still up to date in your service portal. Double check your phone number and if the land code is correctly applied. If the details are incorrect, the new tenant will not be able to contact you.
  • Any arrangements are made among the students themselves; we don't play a part in the transfer of items.

Step 3 Pre-inspection and final inspection

Upon termination, you schedule a pre-inspection and a final inspection in the service portal. The pre-inspection takes place 2 weeks before your departure. The final inspection takes place on the last day of your contract, after which you hand in your keys.

During these inspections, the duty manager will check if everything is in order so the next tenant can move in smoothly. For more information about the pre- and final inspection, click on ‘Leaving the studio’ at the top of this page.

Step 4 The final bill and deposit

You have paid a deposit for your studio. Before you get it back, we will settle any outstanding costs, such as payment arrears or costs for repairs in the studio.

If you pay your rent via direct debit, we will refund (the remainder of) the deposit one month after the end of the contract. We will also stop the direct debit.

If you don't pay your rent via direct debit, make sure to send us your bank details a month before you leave so we can refund (the remainder of) the deposit one month after the end of the contract.

Important: 

  • It's your responsibility to terminate contracts with external companies yourself.
  • You will also need to report your change of address to the municipality, or deregister from the municipality if you're moving abroad.

Step 5 Settlement of service costs

In most cases, you'll receive a settlement of the service costs. Your individual service costs are calculated and settled within 6 months after the end of each year, so they can't be included in your final bill. You will receive this via email in the following year.

Delivering studio

Step 1 Terminated your contract

Upon termination we schedule a pre-inspection and final inspection. The pre-inspection takes place 2 weeks before your departure and the final inspection on the end date of your contract.

What can you do in the meantime? 

  • Conduct a thorough cleaningThis way, you won't have to do all of it at the very end, and our duty manager can better provide you with tips for what to do for your final inspection.

Step 2 Pre-inspection

During the pre-inspection, our duty manager checks the studio. Your studio does not need to be empty for this.  

We check the condition of the paintwork and identify areas that need extra attention during cleaning. Additionally, we check if everything in the studio, from sockets to door handles and frames, is in good condition. If we identify any issues, we will let you know so you can fix them yourself. If you need us to fix it for you, we will let you know the costs.  

Pay close attention to the duty manager's comments and make notes. Solving any issues before the final inspection can save a lot of money. Painting or repairing something yourself is a lot cheaper than outsourcing, after all!

Step 3 Emptying the studio

Please take all your personal items and belongings with you, leaving the studio in the same condition as it was delivered to you.

It's not allowed to leave items behind which are not part of the studios furnishment. 

Are there items you don't want anymore? You can post a message in the WhatsApp group. That way, you can make a neighbor happy and earn some money!

Step 4 Final inspection

The moment is here: you are leaving usBefore you hand in your keys, we conduct a final inspection of your studio together. We will check whether the studio has been returned to its original conditionso the next tenant can move in smoothly 

If you've followed our checklist for delivering your studio, chances are that we'll get through this final inspection quickly 

If there are still unresolved issues at this point, it means Student Experience will need to handle them, and we will charge you for this. Spending that money on your new home or other fun things is a lot nicer, right? So, make sure you fix everything to the last detail.  

As your last act, you hand in your keys and it's time to leave your Student Experience adventure behind. 

Terms and conditions

  • Am I eligible to live at Student Experience Leiden?

    You need to be at least 16 years old to stay at Student Experience Leiden. If you’re 16 or 17, you can stay with permission from a parent or guardian to sign the contract. From 18 onwards, you can sign the contract yourself.

    To rent a studio at Student Experience Leiden, you must follow a full-time or part-time study at Leiden University.

  • Why do I need to provide a proof of enrollment?

    All Student Experience studios are exclusively available for students. You can upload proof of enrollment during the booking journey, or later in your service portal.

    When you check in, you must be registered as a student at an educational institution.

    Your proof of enrollment must contain the following information:

    • Your name
    • Study program
    • Whether you're a full- or part-time student
    • The name of your school
    • The academic year

    Campus clause

    Your contract includes a campus clause. Every year before October 1, you must upload proof of ongoing enrollment in your service portal.

    This campus clause also determines that after you end or complete your studies, you can stay in your studio for up to 6 additional months. If you end or complete your studies you must notify us and terminate your contract through the service portal.

    For Amsterdam Amstel, Amsterdam NDSM, Amsterdam Zuidas, and Leiden:
    We only accept conditional proof of enrolment for the upcoming academic year (starting in September) from June onwards. If you are not currently enrolled as a student, you are not eligible to apply for our studios (yet).

Contract & house rules

  • How long can I stay at Student Experience Leiden?

    Your contract has a minimum duration of 12 months. After this period, it will automatically be renewed, and you may terminate the contract at any time with one month’s notice. 

  • How do I register with the municipality?

    Are you relocating within the Netherlands? 

    Are you moving to Leiden, or are you moving within Leiden? You can report this from 4 weeks in advance to 5 days after your move. You indicate your change of address here. You must register as a resident at your own address, for example, Lise Meitnerweg + your studio number, 2333 CZ, Leiden. You can use your contract as a burden of proof.

    Are you relocating from outside of the Netherlands?

    You have to register with the municipality within 5 days of moving into your studio. Make sure to schedule it well ahead by filling in the form on this page. The appointment takes place in-person. For more questions, please call +31 71 516 51 65.

    Registration days

    At the beginning of each semester (September and February), Leiden University holds special town hall registration sessions for newly-arriving students. At other times of the year, please make an appointment directly with the town hall. You can find detailed information about this subject on the university’s English-language website.

    You must register as a resident at your own address, for example, Lise Meitnerweg + your studio number, 2333 CZ, Leiden. You can use your contract as a burden of proof.

     

  • I've been assigned a studio; can I relocate to another one?

    Once you have made your studio selection, switching to a different studio is not possible. Your contract will be finalized based on the studio you selected during the online booking process.

    In exceptional cases where relocation becomes essential, for example, due to a technical issue, we will contact you personally.

  • Can I share my studio with a friend?

    All Student Experience studios are designed for single occupation only. Sharing your studio to live together with a friend or partner is therefore not allowed.

  • Can someone else live in my studio temporarily?

    It is possible to let someone else stay in your studio temporarily. For example, if you are going to study abroad for a period, someone else can occupy your studio for a maximum of six months.

    Subletting without our permission (renting your studio to someone else) and cohabitation (living with someone) are not permitted and result in a fine for violating the contract.

    However, it is possible to apply for house sitting, formally called residence stewardship. One of the things that is different about this is that we meet the person occupying your studio for that time. That way we all make sure we are on the same page about living at Student Experience. You'd want us to do the same for your neighbor's studio, right?

    House sitting must always be requested before the house sitting period begins. If you fail to do so, then subletting occurs. More information about applying for house sitting can be found in your service portal.

  • Can I bring my pet?

    It’s not allowed to bring pets into any Student Experience location. This rule includes owning a pet in your studio, temporarily taking care of someone’s pet (pet sitting), or a visitor bringing a pet along to your studio or in the communal areas. 

  • What are the house rules for Student Experience Leiden?

    The house rules contain some essential information that is important to make your residence in the building as pleasant as possible. The latest version of the house rules is applicable. You can read the house rules here.

  • How much does a studio at Student Experience Leiden cost?

    For a full overview of studio prices at Student Experience Leiden, please check the price overview. Prices per studio type vary due to different sizes and energy labels. 

  • What's included in my monthly price?

    The price includes: 

    • 27/4 access with an electronic card.
    • Access to the facilities: lounges, game corner, cinema room, private dining room, study rooms, and other common areas. 
    • Access to events organized on location.

  • How are the prices for studios determined?

    The government has developed a point system to determine the maximum rent we can charge for a studio. This system represents the quality of the studio in points. 

    Points are assigned to each part of the studio, such as the surface area and energy label. The WOZ value of the studio also counts in the points calculation. The total amount of points generates a maximum rent. We cannot ask for more, only for less. This way, we ensure that we always attach a fair price to your studio. 

  • Can I apply for housing allowance?

    Are you 21 years or older? Then you may be eligible for housing allowance. Whether you are entitled to this depends on your income.

  • Do I need to pay a deposit?

    Yes, a deposit is required. This is to ensure that the studio remains tidy and that the furniture and facilities are left in good condition.

    The deposit must be paid together with the first month's payment. The total cost of the deposit can be found in the price overview.

    If everything is in order when you leave, you will get your deposit back. If there is damage to the studio or furniture, or if additional cleaning costs need to be incurred to get your studio ready for the next student, these costs will be deducted from your deposit.

  • Do I need to pay any extra fees?

    Apart from the monthly studio price, other fees you need to consider are:

    • The deposit
    • The reservation fee
    • Service charges including furniture

    Additional fees that are not included in your monthly fee are:

    • Municipal taxes
    • Costs for washing and drying
    • Parking costs

  • What is included in the service costs?

    To keep living costs as low and transparent as possible, we collectively arrange essential utilities and services for our residents.

    The services that we and/or third parties provide are charged as service costs. Think of cleaning, garden maintenance, district heating, water, electricity, and connections for internet and TV. This way, everything is always organized well, and you live in a well-kept complex.

    The amount of the service costs varies per location and can be increased annually if the actual costs exceed the paid advance. Of course, we try to keep the service costs as low as possible.

    Please check the service portal to find out which services and deliveries are part of your service costs.

  • How does the yearly service cost settlement work?

    Each month, you pay the service costs in advance, estimated based on projected yearly expenses. The service costs include fees for your individual usage of water, heating, and electricity in your studio, as well as general expenses like internet, cleaning in common areas, security, and caretaker fees (determined according to rent committee rules).

    The service costs are reconciled after the calendar year ends based on actual expenses. The energy tax refund will also be settled in the service cost statement and will not be refunded separately. This process determines whether you've overpaid or underpaid in the previous year. Any excess payment is refunded, or additional charges are invoiced accordingly. Following this reconciliation, the monthly service costs can be adjusted, and a new advance amount is calculated. You can expect to receive the settlement within six months after the calendar year ends.

    However, receiving a substantial refund doesn't necessarily mean your costs will be lower in the new year. Factors such as rising energy prices may prompt us to maintain or even increase the advance amount despite any excess payments from the previous year.

  • Why do I need to pay municipal taxes?

    Every year, you'll receive an invoice from the Municipality of Leiden for waste collection and water taxes. These levies and taxes are imposed by the local municipality and are not part of your service costs, as they are not services provided by Student Experience. 

    As a resident of Leiden, you're required to pay these levies and fees.

    If your income is low, you can request remission for certain taxes and charges. On the website of the Tax Office of the Municipality of Leiden you can read which taxes and levies you have to pay and how you can request a remission for this.

     

  • Can my rent increase during my contract term?

    The base rent (excluding service costs) may be adjusted each year based on government regulations defining the maximum percentage increase allowable. Before May 1 of every year, you will receive an email about the new rent rate. Any rent adjustments will take effect on July 1.

  • What are the payment details for Student Experience Leiden?

    For international payments, you may need additional information. You can use the following bank information.

    Always state your name, address, and customer number (KLxxxxxxxx) with the transfer. You can find your customer number in the service portal.

    Any bank fees are to be borne by the student. Bank fees that are charged to Student Experience will be deducted from the rental payment.

    Please note that our system requires at least one working day to process your online payment and update your payment overview. International payments may take up to 3 working days to process.

    For credit card payments, the duration varies depending on the customer's bank and may take up to two weeks before we receive the amount. Therefore, please ensure that credit card payments are completed at least two weeks in advance.

  • How do I pay my rent?

    1. Direct debit

    When you sign your contract, you have to pay the first invoice yourself. For future payments (after the first month), you can authorize us to automatically debit the rent from your account monthly. This way, you don't have to worry about payments, and you always pay on time.

    The amount is automatically debited from your specified bank account around the 26th of the month. You can also have someone else pay your rent (for example, your parents). It's important that there's enough money in the account at the time of debiting.

    For Amsterdam NDSM: Have you just moved in and missed the moment of debiting? There's a second possibility on the 20th of the month. The rent will be debited on the 1st of the month.

    2. Bank transfer

    You can manually transfer your monthly payment via your bank, so you can determine the date of the transfer yourself. Just make sure we have received the amount before the first of the month.

    3. Payment order

    You can set up a monthly payment order or periodic transfer and determine the date of the transfer yourself. Just make sure we have received the amount before the first of the month.

    4. Online payment (Amsterdam Amstel and Zuidas only)

    You have the option to manually transfer your monthly payment via online payment through the service portal.

    You can make your online payment via iDeal (for Dutch bank accounts) or by credit card.

    Important note:

    Always state your name, address, and customer number (KLxxxxxxxx) with the transfer. You can find your personal number in the service portalResidents of Amsterdam NDSM don't need to add their customer number to the transfer.

    Any bank fees are to be borne by the student. Bank fees that are charged to Student Experience will be deducted from the rental payment.

  • When does my monthly payment need to be made?

    Your payment should be in our account before the 1st of the month. If this is not the case, a payment backlog occurs and we will send a reminder. If you fail to pay within 14 days, collection costs will be charged.

    To avoid this, make sure to pay on time to prevent unnecessary costs.

    Please note the following processing times:

    • Regular payments: at least 1 working day
    • International payments: up to 3 working days
    • Credit card payments: up to 2 weeks

    You can settle your payments through the service portal.

  • I'm behind on my payments. What should I do now?

    Your rent should be received in our account before the 1st of the month. If this is not the case, a payment backlog occurs and we will send a reminder. If you fail to pay within 14 days, collection costs will be charged.

    In exceptional cases we can arrange a payment plan for this. This way you pay off your debt in installments. More information about this can be found under 'What if I'm unable to afford my rent'. 

    To avoid this, make sure to pay on time to prevent unnecessary costs.

For credit card payments, the duration varies depending on the customer's bank and may take up to two weeks before we receive the amount.   • What if I am unable to afford my rent?

    Payment plan

    Payment arrears can quickly add up, so it's important to find a solution quickly. In exceptional cases we can arrange a payment plan for this. This way you pay off your debt in installments.

    The most important rules are:

    • A payment plan can be arranged no more than once every 12 months. We calculate this from the end date of the last payment plan.
    • The backlog may not increase any further, the monthly rent must be paid on time just like the amount of the payment plan.
    • Do you not comply with the arrangements made in the payment plan? Then the arrangement will be terminated and the bailiff will be engaged.

    Debt assistance by the municipality

    In the Netherlands, your municipality can help you if you have debts you can no longer overcome by yourself. Check the municipality website to find out if you’re eligible.

About your studio

  • Are the studios furnished?

    Yes, at this location, you'll get a fully furnished studio, including your own kitchen and bathroom. For an overview of all furniture and features, check the information on this page.

  • How big are the studios?

    The Student Experience Leiden studios have a floor space between 18 m² to 25 m² and include a private kitchen and bathroom. For all floor plans and prices, check the price overview per studio type for Leiden.

  • How do I set up internet in my studio?

    Home is where the WiFi connects automatically. That's why we're helping you set up your internet in just a couple of steps.

    Step 1: UTP cable & router
    To install and connect your internet you need a UTP (network) cable. Want WiFi in your studio? You'll need a router as well.
    Both can be purchased through shops such as bol.com, Coolblue, or Gamma.

    Step 2: Activate internet connection
    To activate your internet connection go to https://www.ittdesk.nl/en/studentexperience.
    Fill out your personal information here.
    On the registration page under customer number enter: 14999999999 (so 14 and 10x 9).

  • How do I set up the television in my studio?

    Setting up the television in your studio won't take a lot of time. Just follow the steps below. 

    Step 1: Coax cable
    All you need to get your TV working is a coax cable. You can get one ar shops such as bol.com, Coolblue, or Gamma.

    Step 2: Setting up the TV
    When setting up the TV you will need the following codes:

    Step 3: Extra channels
    Would you like to request additional packages in addition to the existing TV and internet package? Then contact Ziggo via ziggo.nl or by phone at 0900 - 1884.

  • Can I hang items on the walls?

    Hanging items on the wall or drilling into it is not allowed. If you'd like to bring a memento from home, consider a photo frame you can place on a surface.

Resident services

  • What is the service portal and what can I use it for?

    As a resident, you'll get access to a service portal. Here, you can: 

    • Check your contract and balance
    • Change contact details
    • Submit maintenance request
    • Make online payments (Amstel & Zuidas only)
  • How do I contact the duty manager when he's not there?

    If the duty manager isn't at the reception desk, they're likely busy with repairs, maintenance, or another task in the complex or in a studio. You can reach them by phone using the number listed at the reception desk or in the service portal.

  • Is there security in the complex?

    A duty manager is on site between 6 AM and 10 PM. From 10 PM to 6 AM, a night security guard is on duty in the complex. In addition, security cameras have been installed at various locations in and around the complex.

    The shared facilities and the elevators and staircases to all floors are accessible only with a personal access card. Each student is issued a maximum of one card to prevent unauthorized access.

  • How can I request a repair?

    If there's something in your studio or a communal area that requires repair, please submit a repair request. You can schedule an appointment with the duty manager or authorize us to fix the issue even if you're not at home.

    For emergencies, please call the duty manager directly. You can find their number in your service portal.

  • How can I report a disturbance or noise issue?

    Are your neighbors causing disturbance with loud music or household waste? This is how you get it sorted!

    1. Talk
    It's important first to discuss the issue with your neighbors. They may not even be aware of the disturbance they're causing. Stay calm and friendly and be understanding of each other's situation. If this doesn't help, you can proceed to step 2.

    2. Report a disturbance
    If a conversation did not help solve the situation, you can report the disturbance to us in the service portal. We will look at a fitting solution.

      

  • How can I file a complaint?

    Do you have a complaint? Report it so that you can live carefree again. We will pick up your complaint as soon as possible.

    If it's an immediate complaint, for example about noise, you can file your complaint (anonymously) to the duty manager or security guard. Unfortunately, we're not able to respond quickly enough to complaints via email (especially during the weekend) to resolve the situation immediately.

Facilities in the complex

  • Do I have a mailbox?

    You’ll have your own personal mailbox that matches your studio number. When you move in, you’ll receive a key for it so you can pick up your letters and small deliveries easily.

  • Can I receive parcels to Student Experience Leiden?

    Did you order something online? Make sure that you're at home when this is delivered. The Duty manager is not responsible for accepting your parcels, nor can they sign for them.

    Are you not going to be at home? You can also have your package delivered to the MyPup Pick-Up Point in the building. With MyPup, you can securely receive packages. Follow these steps to set up your account.

  • How can I reserve the private dining room?

    The building has a private dining room. It can be reserved via the reception. The space can be used during the week until 9:45 PM and on Friday and Saturday until 11:45 PM. 

  • How can I use the laundromat?

    You have received a laundry bag from us, which you can use when you do your laundry at our laundromat. You can use the laundromat for a fee by installing appWash by Miele on your phone. Payments can be made using a debit or a credit card. Costs for washing and drying are 3 euros. To make sure there is enough space for everyone to use the washing and drying machines, please note that: 

    • You use one washing or drying machine at a time. 
    • You get your laundry out of the machines as soon as it's ready. Tip: set your alarm! 
    • You don't leave any bags or baskets behind in the laundromat. 
    • By thinking of your neighbors, you will receive good karma points and probably make some friends too. ;)

    An ironing board is available in the laundromat. An iron can be borrowed at the reception.

  • Can I park my bike inside the complex?

    The complex has an indoor bicycle parking where you can park your bike. Now, you’ll never have to worry about a wet or cold seat again! :)

  • How can I rent items at the TULU smart rental unit?

    At the TULU smart rental unit, you can rent handy items such as a vacuum cleaner, game consoles, board games, and more! The contents of the TULU units vary per location, so go and check it out and find out which amazing items you can rent at your location! Download the TULU app to start.

  • How can I dispose of waste and bulky waste?

    Let's clean things up nicely. Maybe you can make someone else happy with the stuff or clothing you don't use. That way, you are being sustainable.

    You can deposit your waste in underground (press) containers around the buildings. To keep the city as clean as possible, please deposit your waste in the designated container: residual waste, cardboard/paper, or glass. Plastic bottles and metal cans can be returned to the supermarket. Would you like to receive tips on how to separate your waste correctly? Or do you have bulky waste? Please contact the front desk.     That's it! Now, there's enough space for the garbage of your neighbors, too! :)

    Bulky waste

    Bulky waste includes large items that don’t fit in the container, such as electrical goods, appliances, and furniture. Please note: large cardboard boxes belong in the container market ‘papier’ or can be disposed of at a Waste Collection Point (’Afvalpunt’) free of charge. You can make an appointment free of charge online or call 14 071.

    After making an appointment, your bulky waste will be picked up between scheduled hours. Make sure you leave your bulky waste at the side of the road to avoid inconvenience. You can also bring your items to the Municipal Recycling Facility, which is located at J.C. De Rijpstraat 11. For more information, check this page.

    Beware! If you don’t follow the rules, you risk a fine from the municipality of at least € 99. Please dispose of your waste in the right container and place bulky waste outside as mentioned above.

Ending your stay

  • What is the cancellation policy?

    You have signed a contract to stay at Student Experience, but you changed your mind or cannot move in due to special circumstances. The cancellation policy depends on the situation, you can find more details below. You need a compelling reason to terminate your contract early. Examples of this are: you have been declined from your studies or cannot come to Leiden anymore. To process a request for early termination of your contract, we need proof. Proof is, for example, a rejection letter from your educational institution. 

     Not signed yet

    If you have not yet signed your contract, you can cancel it free of charge.

    Signed but want to terminate lease within 12 months

    You want to terminate your fixed-term contract earlier than the contract end date. Unfortunately, this is not possible since you have entered into a contract for 12 months. We can only make an exception if you have a compelling reason for this and can provide proof. Upon approval, a one-month (30 days) notice period applies. You pay the costs until the new end date of your contract. Deposit will be refunded in accordance with your contract.

    Terminate after 12 months

    After the first 12 months of your lease, you can terminate your contract 365 days a year. Through the service portal you can easily terminate the contract, with a one month's notice period. The deposit will be refunded in accordance with your contract.

     

  • How can I terminate my contract?

  • How do I deliver my studio correctly?

    Upon termination we schedule a pre-inspection and final inspection. The pre-inspection takes place 2 weeks before your departure and the final inspection on the end date of your contract.

    What can you do in the meantime? 

    • Conduct a thorough cleaning. This way, you won't have to do all of it at the very end, and our duty manager can better provide you with tips for what to do for your final inspection.  
    • Download the checklist for delivering your studio. With this list, you can easily see (or even check off) all the things that need to be done before you leave. 

     

  • How do the pre- and final inspection work?

    You're expected to leave your studio empty, clean, and in good condition for the new tenant.

    When terminate your contract, you're required to schedule a pre- and final inspection with the duty manager. 

    Pre-inspection

    The pre-inspection takes place 2 weeks before your departure. During the pre-inspection, the duty manager will assess your studio for any defects and provide you with a list of necessary resolutions before the final inspection. Your studio does not need to be empty yet. 

    Final inspection

    The final inspection takes place on a weekday (Monday–Friday) on or before the last day of your contract, after which you hand in your keys. If your contract ends on a Saturday, please schedule the final inspection during the preceding week.

    If any defects are identified during the final inspection, you will be responsible for covering the repair costs. If the defects are so serious that the studio cannot be rented out immediately after you leave, you will be charged for the number of days the studio is vacant.

  • What do I need to know about checking out?

    The moment is here: you are leaving us. :(

    You must plan a final inspection with the duty manager on or before the last day of your contract.

    We will check whether the studio has been returned to its original condition, so the next tenant can move in smoothly. If you've followed our checklist for delivering your studio, chances are that we'll get through this final inspection quickly.

    If there are still unresolved issues at this point, it means Student Experience will need to handle them, and we will charge you for this. Spending that money on your new home or other fun things is a lot nicer, right? So, make sure you fix everything to the last detail.

    As your last act, you hand in your keys, and it's time to leave your Student Experience adventure behind.

  • Can I transfer my studio to someone else?

    Unfortunately, transferring your studio to a friend or family member is not possible. To ensure fairness for all studio seekers at Student Experience, your studio will be listed on the website for others to apply.

    However, you can refer your friends to our website, where they can register and apply for available studios.

  • Can I request a landlord statement?

    A landlord statement provides information regarding living and payment behavior in the last two years. A landlord statement can only be provided if you stay with Student Experience for more than 1 year and meet the following criteria:

    • No payment arrears at this time or in the past year
    • No payment plan at this time or in the past year
    • No record with the bailiff at this time or in the past year
    • No social notifications at this time or in the past year

  • When will I receive my deposit back?

    You have paid a deposit for your studio. Before you get it back, we will settle any outstanding costs, such as payment arrears or costs for repairs in the studio.

    If you pay your rent via direct debit, we will refund (the remainder of) the deposit one month after the end of the contract. We will also stop the direct debit.

    If you don't pay your rent via direct debit, make sure to send us your bank details a month before you leave so we can refund (the remainder of) the deposit one month after the end of the contract.
